What makes Wyoming different

No income tax and low property tax, but a thin market means resale timing matters more than in most states.

Property tax is the cheap part of owning here. At 0.55% the effective rate is the 5th lowest in the country, which on a median $350,000 home is only $160 a month — $1,925 a year that buyers in higher-rate states simply have to find.

Wyoming levies no state income tax, so a mortgage interest deduction is worth only your federal marginal rate. With $1,925 of property tax a year, many buyers here never clear the standard deduction and itemise nothing at all.

Renting deserves a serious look here. $350,000 to buy against $1,350 a month to rent is a price-to-rent ratio of 21.6, the 10th highest in the country; at that level the deposit invested elsewhere is a real competitor rather than a consolation.
