What makes New Mexico different
Assessment growth is capped at 3% a year for owner-occupiers, which makes long-run escrow projections unusually reliable.
Property tax is the cheap part of owning here. At 0.67% the effective rate is the 15th lowest in the country, which on a median $305,000 home is only $170 a month — $2,044 a year that buyers in higher-rate states simply have to find.
A top state income tax rate of 5.9% makes mortgage interest and property tax deductions worth more here than in a no-income-tax state — though the $10,000 SALT cap limits how much of the $2,044 annual property tax bill actually reduces what you owe.
Property tax outweighs insurance on a median home here, $170 against $158 a month, so an assessment appeal is worth more than a policy switch.
